- What We Do
Atlanta Paving Solutions installs, resurfaces, and repairs commercial asphalt across Metro Atlanta. New parking lots, overlays, patching, and full pavement restoration, handled start to finish by our own crews.
Commercial asphalt paving in Metro Atlanta has to handle loads that residential pavement never sees. Delivery trucks, daily turnover, dumpster pads, and fire lane traffic all concentrate weight in the same places, and the surface fails there first.
Georgia’s climate adds to it. Summer heat and UV exposure oxidize the binder that holds asphalt together, leaving the surface brittle and gray. Heavy rainfall finds every crack. And while Atlanta does not see deep northern freezes, the shallow freeze and thaw cycles we do get are frequent enough to widen small cracks into structural problems over a few seasons.
Most of what determines how long a parking lot lasts happens before any asphalt is laid. Metro Atlanta sits on Piedmont red clay, which compacts well but drains slowly. If the subgrade is not properly prepared and water has nowhere to go, the base stays saturated and the pavement above it fails early no matter how good the surface work was. We grade for drainage and prepare the base to handle the loads the property actually carries.
That preparation is what separates a lot that lasts fifteen to twenty years from one that needs major work in five. Atlanta Paving Solutions handles both sides of it: new asphalt installation for properties paving from the ground up, and restoration through resurfacing, overlays, and targeted repair for pavement that still has service life left. On most commercial lots the right answer is not a full teardown. It is knowing which sections need replacement, which can be resurfaced, and which just need repair.
Four steps from the first walkthrough to the final inspection, scheduled so your tenants, customers, and deliveries keep moving while we work.
We walk the property, find what caused the damage, and measure the work area.
Failed material comes out, the base is compacted, and the surface is graded to drain.
Hot mix is laid to the depth your traffic loads require, then rolled while it is still at temperature.
We walk the finished job with you and clean the site before we leave.
We work with property managers, facility teams, and business owners across every commercial property type in the metro area, from single tenant buildings to multi property portfolios.

Whether you are dealing with a few failing sections or planning a full lot replacement, we will come out, look at it, and give you a straight answer on what it actually needs. Free written estimates, no obligation.

A properly installed commercial asphalt lot in Metro Atlanta typically lasts fifteen to twenty years before it needs major work, though that depends heavily on traffic load, base preparation, and whether the surface has been maintained. Lots that get sealcoated on a regular cycle and have cracks sealed before water reaches the base routinely outlast lots that do not.
Often, yes. If the base underneath is still stable and the damage is limited to the surface, resurfacing or an overlay restores the lot at a fraction of the cost of full replacement. The deciding factor is whether the failure is on the surface or in the structure below it, which is what a site evaluation determines.
Most commercial lots can take light vehicle traffic within twenty four to forty eight hours, though heavy vehicles and hot weather can extend that. New asphalt continues to cure and harden for several months after installation. We give you a specific timeline for your job before we start so you can plan around it.
Four things, usually together. UV exposure oxidizes the binder and leaves the surface brittle. Water gets into cracks and reaches the base, and once the base is compromised the surface fails above it. Vehicle fluids like oil and diesel soften asphalt from the top down. And concentrated loads from delivery trucks and dumpster traffic break the surface where the weight repeats. Most lot failures start as a small crack that nobody sealed.
Yes. Commercial work is the majority of what we do. We handle parking lots for shopping centers, apartment communities, warehouses, industrial properties, office buildings, and churches throughout Metro Atlanta, ranging from single pothole repairs to full lot replacement.
Cost depends on square footage, the condition of the existing base, how much material has to be removed and hauled off, and whether the job is a repair, resurfacing, or full replacement. Larger lots generally cost less per square foot than small ones because mobilization is spread across more area. We provide free written estimates with the scope itemized so you can see exactly what you are paying for.
