A lot that has been left alone for a few years does not just look tired. As soon as cracks start spreading or water begins collecting after rain. Both mean water is getting under the surface, and the base is what carries the load. Sealing a crack costs a fraction of replacing the section it eventually destroys. If you are seeing potholes return in the same spot, that is usually a sign the base has already failed there.
Yes, and most of the time that is the right call. We use two methods. Asphalt patching is a fast, effective fix that fills the hole and gets the lot usable again. Remove and replace is the more thorough option, where we cut around the damaged area, remove and dispose of the failed asphalt, compact the base underneath, and install new hot mix. Patching is quicker and cheaper. Remove and replace lasts longer. Which one makes sense depends on whether the base under the pothole is still sound.
Most commercial lots in Metro Atlanta do well on a two to three year sealcoating cycle, with crack sealing as needed in between. Restriping usually runs on a similar schedule, though high turnover lots wear faster. Lots that stay on a maintenance cycle routinely last fifteen to twenty years. Lots that only get attention when something breaks tend to need major work in half that.
Resurfacing makes sense when the surface is worn, oxidized, or cracked across large areas, but the base underneath is still structurally sound. If the lot is sinking, holding water, or failing in multiple places, that points to base problems that resurfacing will not fix. A new surface over a failing base fails again quickly. That is the distinction we look for during an inspection.
Mostly sun and water. UV exposure oxidizes the binder holding the asphalt together, leaving the surface brittle enough to crack under normal traffic. Once a crack opens, rain runs into it instead of off the lot. Yes. Curbs, sidewalks, dumpster pads, aprons, and ADA ramps are all concrete work, and most parking lots have all of them. We handle asphalt and concrete in house, which means one contractor and one schedule instead of coordinating two. That matters more than it sounds like it should when you are trying to keep a lot open during repairs.
